Capital investment value often depends upon the continuation of a specific transaction. An asset specificity arises when the physical or human capital dedicated to a task cannot be redeployed without a significant loss in productive value. It defines the degree to which an investment is tied to a single partner or site.

Investment Lock
Redeployment becomes impossible when the utility of an asset is bound to one contract. If a person spends months learning the internal shorthand of one partner, the capacity they have built holds no value for others. The cost is the energy used to acquire the skill.
Relational Rent
Value is generated by the gap between the current use and the next best option. Within this gap, asset specificity allows for higher productivity but creates a vulnerability. The one who holds the asset cannot walk away without losing the investment.
Opportunism Risk
Dependence occurs once the specialized investment is made. A partner who recognizes this dependence may attempt to change the terms of the arrangement. The risk grows as the specificity deepens.
